OKINAWA REAL ESTATE FAQS
Help and Advice
HOW IS UTOPIA HOUSING DIFFERENT FROM OTHERS IN OUR FIELD?
Unlike other agencies on island, our office deals with multiple realty disciplines from helping our clients who are looking to rent apartments and houses to buying and selling property. We also manage some AirBnb properties for your brief stays here on Okinawa. In short, we do it all!
WHAT IF YOUR COMPANY DOESN'T HAVE ANY AVAILABLE PROPERTIES LISTED ON YOUR WEBSITE?
Can't find what you're looking for? Let us help! We will call around to other realty offices on your behalf to assist you in your search for the perfect abode. Things to keep in mind: during PCS season, the search for housing can be frustrating at best, and volatile at worst. We will try as hard as we can to ease the process for you.
I HAVE PETS. WILL THIS EFFECT THE NUMBER OF HOMES I WILL BE ABLE TO LIVE IN?
The short answer is yes. The properties owners here on Okinawa are a little more strict compared to places stateside, and it can be a challenge to find homes that allow our furry friends. But fear not! we will search to the best of our ability to find a good fit for your family.
HOW LONG DOES IT USUALLY TAKE TO FIND A RENTAL PROPERTY?
Unfortunately, there is no real way to measure the time to find, negotiate, and move-in to any properties. It all depends on the availabilities in the requested area, budget, etc.
WHAT IS THE FLOW OF GETTING OFFBASE HOUSING?
CAN I RENT ANY PROPERTY I WANT?
There are designated houses/apartments for SOFA personnel throughout the island. Each property is thoroughly inspected and vetted through the housing office on Kadena air base before it is approved for occupation by military personnel and their families.
I WANT TO BUY A HOUSE ON OKINAWA. HOW DO I GO ABOUT DOING THAT?
There are several ways to buy a home here on Okinawa, but the most popular two ways are to pay cash for a property, or getting a local bank loan.
Unfortunately, SOFA personnel cannot get loans from local, Okinawan banks. If you are married to a local national, you may qualify for a loan if your spouse works, and pays Japanese taxes.
